Get clear on the numbers.
Discuss purchase budget and cash to close. Include property taxes, insurance, possible flood coverage, association dues, and reserves—not only principal and interest.

BUYING IN BREVARD
From your first tour to the closing table, you should know the tradeoffs, the real costs, and what comes next. I’ll help you look beyond the listing photos.
Crane Creek waterfront, Melbourne · LOCAL SCENERY, NOT A PROPERTY OFFERING
START WITH YOUR LIFE, NOT AN ALGORITHM
Brevard is more than one housing market. Whether you’re considering Palm Bay, Melbourne, Viera, Merritt Island or the beachside communities, I’ll help you narrow the search based on the things you actually value.
We can look at property condition, insurance considerations, travel patterns, HOA rules, location and the numbers together. You can bring me a listing link, a neighborhood question, or a completely blank slate.
No website can guarantee availability or future pricing. I’ll confirm details before you make decisions.
THE BUYING PROCESS
Every transaction is different. Here’s how I help keep the process organized without rushing you.
Discuss purchase budget and cash to close. Include property taxes, insurance, possible flood coverage, association dues, and reserves—not only principal and interest.
Tour strategically and look closely at condition, roof, HVAC, drainage, location, association rules and improvement potential.
Review recent comparable sales and contract terms, then decide how price, concessions, inspections and timing align with your interests.
Coordinate inspections, title, surveys when appropriate, lender milestones and applicable contingencies so important questions are addressed before closing.
Review closing logistics, utility transitions, insurance start dates and final walkthrough expectations before you receive keys.
You work with Jesse Griffith of The House Hunters Group at Real Broker LLC. Your questions should go to a real person, not a ticket queue.
A SPACE COAST REALITY CHECK
Ask about insurability, roof condition, age of key systems, wind mitigation and any potential flood-insurance needs before assuming a payment.
Review HOA or condo documents, assessments, maintenance responsibilities, rental rules and restrictions that may affect your plans.
Budget for repairs, ownership expenses and changes after closing. Florida property taxes can reset with a sale, so prior-owner taxes may be misleading.
I’m also a mortgage loan originator through New American Funding, LLC (NMLS #2023557). Mortgage Hunter is a separate financing resource, not part of Real Broker LLC. You can choose any lender; hiring me as your Realtor never requires using my mortgage services.

GET TO KNOW THE COUNTY
From the Indian River and historic Melbourne to Palm Bay, Viera and the beachside towns, your best fit depends on your individual priorities. I’ll help compare features rather than make blanket claims about where someone should live.
